This project site was an existing 1.8 acre parcel located along US Route 9W in the Town of Ulster. Due to the existing development surrounding the parcel, the adjacent grade directed all runoff into the project site. MNTM completed the development of a full site plan, including the connection to existing public water facilities along Route 9W and design of an onsite sewage disposal system.

Lacking a specific discharge point, we were required to take a closer look at the analysis and design of stormwater facilities for the site. Since the site did not have an existing pre-development peak runoff, the conventional standards of mitigating to below this level were not applicable. Instead, we designed a combination or subsurface infiltration bed and at grade detention basins to attenuate the anticipated peak runoff flows. As per the pre-development conditions, runoff was allowed to infiltrate into the existing onsite soils.

A shared entrance with the adjacent car dealership was designed to access the project site. The entrance was able to accommodate larger delivery vehicles for both sites, and allowed for the removal of two existing access drives along the project frontage. By applying local zoning regulations, we were able to reduce the total number of proposed parking spaces for the site by utilizing common parking spaces between the two facilities.
