Due to limited visibility from the main thoroughfare, this site struggled to support a commercial use. Several businesses cycled through, and after years of sitting vacant the adjacent UHaul rental business pursued development of the site for a self-storage facility.

Although this 2.0 acre site was located at the intersection of Fitzgerald Drive and Neely Street in the Town of Wallkill, it was set back one block from NYS Route 211 and lacked the visibility necessary for a commercial or retail use. MNTM prepared a full site plan for the 11,920 square foot, three-story self-storage building and 2,500 square foot accessory mobile storage unit building. We also completed a drainage analysis analyzing the impacts of the redeveloped site.  The site design was completed in a manner that was considered a redevelopment with a reduction in the impervious surface.  The compactness of the site design qualified the site to be exempt from providing post-construction stormwater practices despite the overall disturbance exceeding 1.0 acres.
Despite poor suitability for such businesses, the permitted uses on the site are primarily commercial and retail. The mini-warehousing or self-storage facility is not a permitted use in the zoning district. Our team worked to secure a use variance from the Zoning Board of Appeals. As a result, the project site was able to developed in a manner that was beneficial to both the client and Town of Wallkill.
